PUBLIC HEARING NOTICE

            PLEASE TAKE NOTICE, that the PLANNING BOARD of the TOWN OF CORTLANDT will conduct a Public Hearing pursuant to Section 274a, 276, 277 & 278 of the New York State Town Law and Chapter 265 (Subdivision of Land), and for Site Development Plan Approval pursuant to Chapter 307 (Zoning) of the Town of Cortlandt Code on the application of Valeria Development Corporation for changes to Section III for an amendment to 18 of the 147 approved lots at Valeria to allow their development as six (6) “threeplex” units rather than three (3) “sixplex” units and for the elimination of Lot 155, the reconfiguration of Lot 153 and for a modification of Lot 152 and for modifications to the approved recreation facilities and modifications to the size and materials of 4 of 6 model types as shown on a 42 page set of drawings entitled “Valeria” prepared by Joseph Riina, P.E. latest revision dated May 2010, a Final Plat entitled “Amended Subdivision Plat of a Portion of Valeria Section III” prepared by Badey & Watson dated July 1, 2010 and on an 8 page set of floor plans and elevations prepared by EDI Architecture, PC latest revisions dated February 3, 2009 and May 18, 2010.  

            The subject property of  731 acres is located on the east and west side of Furnace Dock Road and on the south side of Sniffen Mountain Road and is designated on the Town of Cortlandt Tax Maps as Section 45.17, Block 1, Lots 1 & 2, Section 45.19, Block 1, Lot 1 and Section 56.06, Block 1, Lot 1.

             Pursuant to 6 NYCRR Part 617 of the State Environmental Quality Review Regulations the subject application is an unlisted action for which Part One of the Short Environmental Assessment Form was submitted.

            Persons may review said application and drawings at the Planning Office in the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York, between the hours of 8:30 A.M. and 4:00 P.M., Monday through Friday, except holidays. 

            SAID HEARING will be conducted in the Vincent F. Nyberg General Meeting Room at the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York on Tuesday evening, August 3, 2010 at 8:00 P.M., or as soon thereafter as possible at which time all interested persons will be heard.
