Planning Board Public Hearing - PB 3-09 Pondview

PUBLIC HEARING NOTICE

PLEASE TAKE NOTICE that the PLANNING BOARD of the TOWN OF CORTLANDT will conduct a Public Hearing on the application of Ryan Main, LLC for Site Development Plan Approval as per Chapter 307 (Zoning) and for a Tree Removal Permit pursuant to Chapter 283 (Trees), a Steep Slope Permit pursuant to Chapter 259 (Steep Slopes) and a Wetland Permit pursuant to Chapter 179 (Wetlands) of the Town of Cortlandt Code for the construction of 56 residential units to replace the existing 56 units as shown on a 29 page set of drawings entitled “Pondview Commons” prepared by Cronin Engineering, P.E., P.C, latest revision dated September 20, 2017 and on a 10 page set of renderings and floor plans entitled “Proposed Residential Development for Pondview Commons” prepared by Gemmola & Associates dated September 20, 2017.

            The subject property of approximately 19.3 acres is located on the south side of Route 6 and the west side of Regina Avenue and is zoned CD, Designed Commercial and R-40, single-family residential. The subject property is designated on the Town of Cortlandt Tax Maps as Section 24.06, Block 2, Lots 3 & 4.

            The Town Board has already issued a Residential Reuse Special Permit (RRUSP) for the subject property and adopted a Negative Declaration, dated September 7, 2011, pursuant to 6 NYCRR Part 617 of the State Environmental Quality Review Regulations stating that the project will not have a significant adverse environmental impact.

      Persons may review said application and drawings at the Planning Office in the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York, between the hours of 8:30 A.M. and 4:00 P.M., Monday through Friday, except holidays. 

            SAID HEARING will be conducted in the Vincent F. Nyberg General Meeting Room at the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York on Wednesday evening, November 8, 2017 at 7:00 P.M., or as soon thereafter as possible at which time all interested persons will be heard.
