PUBLIC HEARING NOTICE

            PLEASE TAKE NOTICE, that the PLANNING BOARD of the TOWN OF CORTLANDT will conduct a Public Hearing pursuant to Section 276 and 277 of the New York State Town Law and Chapter 265 (Subdivision of Land), and for permits pursuant to Chapter 283 (Trees) and Chapter 259 (Steep Slopes) of the Town of Cortlandt Code on the application of  Percy & Barbara Montes for Preliminary Plat Approval for a proposed 5 lot major subdivision of 8.760 acres (which includes an open space parcel of 15,618 sq. ft.) as shown on a set of drawings entitled “Improvement & Integrated Plot Plan for Preliminary Subdivision of Radio Estates”, “Profiles & Details”, “Erosion and Sediment Control Plan” and “Alternate A” all prepared by Badey & Watson, P.C. latest revision dated April 11, 2008 and on a drawing entitled “Alternate B” also prepared by Badey & Watson, P.C. dated July 14, 2008.

            The subject property is zoned R-40, single-family residential, is located at the end of Radio Terrace off of Dogwood Road and designated on the Town of Cortlandt Tax Maps as Section 23.05, Block 4, Lot 1.

             Pursuant to 6 NYCRR Part 617 of the State Environmental Quality Review Regulations the subject application is an unlisted action for which Part One of the Full Environmental Assessment Form was submitted.

            Persons may review said application and drawings at the Planning Office in the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York, between the hours of 8:30 A.M. and 4:00 P.M., Monday through Friday, except holidays. 

            SAID HEARING will be conducted in the Vincent F. Nyberg General Meeting Room at the Cortlandt Town Hall, 1 Heady Street, Cortlandt Manor, New York on Tuesday evening, August 5, 2008 at 8:00 P.M., or as soon thereafter as possible at which time all interested persons will be heard.
